Addition design that connects seamlessly to your existing home

Adding on to an existing home is more complex than building new. The new work has to connect structurally, aesthetically, and functionally to what's already there. That requires accurate as-built documentation first — and design work that respects the existing structure.

We handle both. We start with an on-site measurement session to document existing conditions in CAD, then move into design for the addition itself. We serve homeowners across Traverse City, Grand Traverse County, Leelanau County, Antrim County, Benzie County, and the surrounding Northern Michigan area — planning everything from primary suite additions and second story additions to garage additions, in-law suites, sunrooms, screened porches, and mudrooms.

What this can include

A note on structural scope

We design within what Michigan's residential code allows a non-licensed designer to do — using the Michigan Residential Code and its prescriptive tables for spans, loads, and similar requirements. If an addition needs structural engineering beyond that — unusual spans, complex foundations, or anything outside prescriptive code — we'll tell you that upfront and point you toward a licensed structural engineer rather than design it ourselves.
