What to expect.

Every project is quoted individually based on scope and complexity. New home design has a $4,000 minimum design fee, even if the home is small. We produce a written fee estimate based on what we learn during your design discovery. Your actual fee may vary depending on the final scope of the project, and is established in writing after a 50% deposit is collected, the layout approved, and a full set of rough drawings released.

How the deposit and final price work

Before design begins, we give you an estimated bid for the project. Your deposit is 50% of that estimated bid. For homes, additions, and remodels, the deposit is due when the rough draft is approved.

The estimate is our best judgment of the work at the start. Projects change as they're designed: rooms get added, layouts get reworked, details get more involved. If the scope grows or shrinks, the final price changes with it.

That means your deposit is half of the estimate, not necessarily half of the final price. If the project ends up larger than first estimated, the balance due at delivery will be more than the deposit you paid. If it ends up smaller, the balance will be less.

For example, on a $6,000 estimate the deposit is $3,000. If the finished project comes to $6,900, the balance due at delivery is $3,900. These figures are an example only, not a quote.

Do I need a licensed architect, or can a building designer handle this?

In Michigan, most single-family residential projects don't require a licensed architect. The state's residential design exemption allows non-licensed building designers to produce drawings for detached 1- and 2-family homes under 3,500 sq ft of calculated floor area.

How much does home design cost in Northern Michigan?

Every project is quoted individually based on scope and complexity. Pricing is discussed during the design discovery consultation — we produce a written fee estimate based on what we learn before any design work begins.

What's the difference between a building designer and an architect?

Architects are licensed professionals with a specific educational and examination path. Building designers operate under a state exemption for residential work. For most single-family homes in Michigan, a building designer produces the same drawings at a lower cost.

How long does home design take?

Timeline depends on project scope and how quickly decisions get made. New homes, additions, remodels, and as-built drawings typically take 8–13 weeks from discovery to a completed drawing set, depending on size and complexity. We discuss realistic timelines at consultation.
